Why Is a Property B Khata?

Six questions to investigate before assuming the defect, remedy or upgrade path.

In this guideWas the plot or layout sanctioned? Was land-use compliance established? Is the issue actually the building? Are approvals simply missing from the record file?Is this legacy administrative history? Is the classification itself disputed?

Was the plot or layout sanctioned?

Check the sanction order, authenticated plan and release record. If the plot was created through an unauthorised subdivision, a tax record cannot replace planning approval.

Was land-use compliance established?

Review the applicable conversion or diversion route and permitted planning use. Evidence for the parent survey land should be matched to the actual plotted site.

Is the issue actually the building?

Extra floors, setback or FAR issues, a missing sanctioned plan, or occupation without the applicable permission can be building-specific. Examine the plot and building separately.

Are approvals simply missing from the record file?

Missing evidence and actual illegality are not the same problem. Ask for certified or authority-held records before drawing a conclusion.

Is this legacy administrative history?

Older Panchayat and municipal records may have moved between systems or authorities. Reconstruct the history and compare identifiers rather than relying on the latest printout alone.

Is the classification itself disputed?

If valid older approvals exist but the current entry appears inconsistent, correction may be the issue. That conclusion requires the actual records, not a broker's promise.

Do not casually treat unpaid tax, missing original papers or the age of a building as automatic explanations. Ask for the endorsement or record that states the classification basis.
