How to Read a Layout Approval and Release Order

An approved layout may still contain sites that have not been released for sale. Verify your exact plot.

Start with the sanction order

Identify the issuing authority, date, survey numbers, extent and stated conditions. Confirm that the authority had jurisdiction over the land at the relevant time.

Match the authenticated drawing

Find the offered site on the approved plan. Compare its number, dimensions and boundaries with the sale documents and the ground.

Also check the roads, parks, civic amenity areas, open spaces and any phasing shown around it. A numbered shape on a marketing plan is not enough.

What is a release order?

A release order or release schedule identifies sites made available under the approval conditions. The terminology and process can vary, so read the actual order rather than relying on a photocopied list.

Why phased release matters

An authority may release sites in stages as specified conditions are met. Approval of the overall layout does not automatically mean that every site was released at the same time.

Watch reserved land

A plot number does not make land residential if the authenticated plan marks it for a park, civic amenity, road, open space or another reserved use.
