BDA Allotted vs BDA Developed vs BDA Approved

Three different roles that are often compressed into one reassuring phrase: ‘BDA site’.

BDA-allotted site

The individual site originated through a BDA allotment. Ask for the allotment, possession and applicable conveyance or estate records, then trace every later transfer to the present seller.

BDA-developed layout

BDA created or developed the layout. This establishes development provenance, not the current seller's title. Match the exact site to the official layout and separately verify the ownership chain.

BDA-approved private layout

The parent land remained privately owned while the layout received BDA planning sanction. Verify the private title, the landowner or developer's authority, the sanction order, authenticated plan, conditions and release status of the exact site.

A private developer's layout

A developer's brand or project name does not prove that the layout was sanctioned. Ask for the actual order and authenticated plan issued by the competent authority.
